Scope of work

Kitchen Remodel -install floor protection-zip doors as needed -disconnect plumbing-caps off plumbing for d/w-kitchen sink-disconnect electrical for d/w-remove range hood-unlace trim as needed in the work areas -remove & reset appliances as needed -remove all wall cabinets-base cabinets-pantry to demo trailer -remove soffits & framing over wall cabinets -remove ceramic tile floor & masonry board on the kitchen floor area to include remove existing floor transitions in the work areas -unlace bamboo flooring in this area of wall removal to prep & prepare for the new bamboo flooring installation -remove carpet -padding-tack strips in the family room area -remove the partition wall behind the kitchen sink to include relocation of electrical-remove plaster- trim-2x4 studs & 2x4 wall plates -complete floor patch at wall removal areas with proper size thickness OSB -install proper thickness plywood underlayment in the kitchen floor area for preparation of new bamboo floor -relocate plumbing for kitchen sink & d/w to new kitchen design -relocate electrical in the kitchen sink wall removal to other locations -install electrical for 6 recessed lights to be installed in kitchen -kitchen island area -hang & finish plaster board on all removed areas to include corner beads as needed & all wall & ceiling finishes will match existing finishes -install kitchen cabinets-base cabinets-wall cabinets-pantry cabinets per kitchen cabinet drawing labeled no.1 -pls.note contractor has allowed for 2 custom cabinet doors to be cut in & installed on the sink side of the pantry-the allowance is $1,000.00 & is already in the cabinet allowance-if customer chooses not to have this work completed a $1,000.00 credit will be applied to the original proposal price -install bamboo flooring in the kitchen & family room -install solid surface counters per base cabinet drawings -reinstall d/w-install new2 kitchen sink-kitchen sink faucet-reinstall refrigerator-install chimney hood -reinstall or install new crown mold in family room-install crown mold around the wall cabinets -finish paint ceilings-wall-trim in family room & kitchen -computer match ceiling color in hallway & 1 wall & finish paint 1 wall & blend in ceiling area of LVL assembly -install cabinet door hwde. -install quarter rounds in kitchen-family room-partial hallway -remove zip doors-cover & protect -contractor office to furnish daily-weekly schedules for all crews -contractor office will provide material's selection sheets for materials -cabinets- -fixtures-flooring-paint colors -contractor office will provide 3 dimensional drawings for the new cabinet designs -contractor office will obtain bld.permit if needed to include all required inspections Allowances 0.00 Kitchen cabinets-$9,800.00 Kitchen sink-$350.00 Kitchen faucet-$350.00 Microwave-$300.00 Counters-$3,500.00 Light fixtures-$240.00 Bamboo flooring-$4.00 per sq.ft. Notes & assumptions

Pricing based on 23430 (Isle of Wight/Suffolk, VA) market rates. Cabinet allowance $9,800 includes $2,000 chimney hood and $1,000 custom pantry doors (credit available if declined). Bamboo flooring allowance at $4/sf material only; install is a separate labor line. Countertop allowance covers 50 sf fab & install. Plumbing and electrical are sub bids; actual costs may vary with field conditions. OSB/plywood patch quantities estimated from single partition wall removal.

Payment schedule

Each payment falls due as that stage of the work is reached. Percentages are of the original contract amount.

Terms & conditions

Invoices are due upon receipt and completion of percentage of work. Any amounts outstanding after fifteen (15) days will accrue interest at the highest rate allowed under the Laws of the Commonwealth of Virginia. If payment(s) is not made as promised Contractor shall be entitled to recovery of all costs of collection to include reasonable attorney’s fees as well as delays in project completion. ProRemodelr may or may not be working on site every day depending on subcontractor schedules and other matters. ProRemodelr will make steady, reasonable progress on the project according to the estimated start date and estimated completion date. Project extensions may be required due to circumstances out of the contractors control. If payments of invoices are made late, project extensions may be required. Any form of disrespect towards the owners or employees of Shelton Solutions may be grounds for cancellation of this contract and immediate payment being due for work completed. Delays or changes in material selections may require project extension. Delays or changes due to change orders required or requested may require project extensions. These terms apply to all change orders. LIMITED WARRANTY: ProRemodelr warrants all labor performed for a period of 1 year from the date of installation, and Purchaser/Customer agrees that his sole remedy against ProRemodelr LLC shall be limited to the repair or replacement to be conducted and supervised by ProRemodelr in the company’s sole discretion, of any such materials. ProRemodelr will not be held liable for any work completed during the warranty period from any other contactors or scopes. Exculpatory clause: events beyond the control of the contractor and delays caused by weather, world events, supply chain or subcontractor delays or out of the contractors control do not constitute abandonment and are not included in calculating timeframes for payment or performance. *Any materials left over after the job are the property of ProRemodelr unless otherwise agreed on in contract. **Unless otherwise stated, contract allows for ceramic tiles. Other types of tile such as porcelain may incur extra charges if selected by customer due to increased labor installation times. ***After the 4th draw is paid, customer and contractor will create one final punch list. This punch list will be signed by the customer. Any additional punch items requested by customer after the final punch list is signed may incur extra costs for extra trip charges and related costs.
